BIM Construct, Design, and Operate phases are expected to grow strongly through 2026

Even in this tough economic situation, all three phases of the BIM market are growing strongly. We expect growths to temper somewhat in 2023, but still above 5%. BIM Construct, as a less mature market that is still developing quickly, is expected to grow much faster than the other phases, at around 15%.

BIM Construct, Design, and Operate phases are expected to grow strongly through 2026

BIM Design and BIM Operate are more mature segments, where we see the highest market penetration and where most BIM software revenue is currently generated, so are expected to grow more conservatively than BIM Construct.

Cambashi’s BIM Observatory provides market planners the detailed market view they need. For more information visit https://cambashi.com/bim/

The Cambashi BIM Observatory covers the entire market for BIM Design, BIM Construct and BIM Operate products. To understand what we mean by each of the three phases, we have included our definitions below, with example applications.

BIM Design

Design includes all products used in the design stage of building and civil infrastructure projects. It includes the following sub segments:

Architecture – Architectural CAD software is used for the design of buildings. Example Product Types:

  • Architectural CAD
  • Generic CAD (used for architectural purposes)
  • Landscaping design
  • Interior Design

Structural – Structural CAD software includes both steel/rebar, concrete and other structural detailing. Structural CAE software is used for the analysis of entire built structures or for the analysis of specific building components such as load beams. Example Product Types:

  • Steel/rebar CAD
  • Concrete CAD
  • Structural Detailing
  • Structural Analysis (Structural CAE)

Civil – Civil engineering CAD software is used for the design of cities, roads, rail, bridges, utilities and other infrastructure. CAE software is used for the analysis of civil engineering infrastructure such as bridges. Example Product Types:

  • Civil CAD
  • Civil CAE
  • Road Design
  • Rail Design
  • Bridge Design
  • Subsurface modeling
  • Water engineering

MEP – MEP (Mechanical Electrical Plumbing) software is used for the design and analysis of mechanical, electrical, HVAC and plumbing systems in buildings. Example Product Types:

  • Electrical Systems Design
  • HVAC Design
  • Plumbing and Piping Design
  • Mechanical Systems Design

Plant – Plant software is used for the design and analysis of process plant facilities (such as chemical factories and petroleum refineries), shipbuilding, oil & gas facilities and power stations. Example Product Types:

  • Process plant design
  • Schematic design of process plant
  • Process plant placement and routing
  • Ship design

BIM Construct

BIM Construct, also called “Build”, software includes a variety of tools including:

  • Collaboration tools that aid project communication and coordination within design teams and between consultants, contractors and clients;
  • Data management tools that provide repositories and controls for digital assets and processes;
  • Estimating tools to enable model-based estimating including quantity take off;
  • Surveying tools that provide site layout and modelling capabilities (excludes survey data capture and GIS tools).

Example Product Types:

  • 4D BIM, schedule management
  • AEC Design Collaboration including relevant CDEs (Common Data Environment)
  • Bid, quote management
  • Construction Collaboration including relevant CDEs
  • Construction management
  • Cost management
  • Document and change management
  • Estimating
  • Project Management
  • QTO (Quantity Take Off)
  • RFI (Request For Information)  and cost management
  • Scheduling
  • Supply chain management

BIM Operate

Facilities Management and Operations software includes tools used for the operation and maintenance of facilities in the built environment including cities, buildings, infrastructure, utilities and process plant. Activities include real estate management, space management, energy management, workplace and workforce management, analytics and other activities related to maintenance. Activities specifically excluded are MRO (Maintenance Repair and Operations) for products (e.g. aircraft, industrial equipment), room, space and parking reservation, generic finance and payment management.

Example Product Types:

  • Space & Resource Optimization
  • IWMS (Integrated Workplace Management Systems)
  • Asset Management
  • Energy Management
  • EHS (Environment, Health & Safety management)
  • CAFM (Computer Aided Facilities Management)
  • CMMS (Computerized Maintenance Management System)
